The Old Trafford Regeneration Task Force, led by Lord Coe and consisting of former United captain Gary Neville and Mayor of Greater Manchester Andy Burnham, has conducted four meetings since its establishment in March by the club’s new co-owner Sir Jim Ratcliffe. It is reported to be making significant advancements.
Subsidiary factions have been established to oversee the consultation process with fans and the local community, culminating in a final recommendation by December.
The task group is now investigating various financing alternatives for a new construction project. The project is anticipated to take approximately six years to finish and is estimated to cost over £2 billion. This figure encompasses the finance required for the stadium itself as well as the development of the surrounding “stadium district”.
The proposed development may include a hotel, other facilities, and possibly an engaging entertainment facility similar to the Cosm in Los Angeles. The Cosm is a part of the impressive £4.25 billion Hollywood Park complex, which is centred around the remarkable SoFi stadium where United faced Arsenal on Saturday.
United officials are greatly influenced by the extensive 300-acre complex and its role in revitalising the previously disadvantaged city of Inglewood in LA County. They are hopeful that a new or renovated stadium could have a similar positive impact on the Old Trafford area of Manchester.
Collette Roche, the chief operating officer of United Airlines, has visited Los Angeles three times and conducted a series of discussions with the individuals responsible for the SoFi development. The purpose of these meetings was to benefit from their knowledge and experience, specifically with the campus aspect of the project.
Roche has also been monitoring the Chicago Bears NFL team’s Burnham Park Project, which aims to revitalise the surrounding region by building a new stadium. This project exemplifies a genuine public-private collaboration, similar to what Ratcliffe aspires to achieve with United’s investment.
In addition, she made a visit to the Bernabeu earlier this year in order to gain insights from Real Madrid’s rebuilding project. Furthermore, she has dedicated time to interacting with the masterminds responsible for the construction of the new Tottenham Hotspur Stadium and Wembley.
According to James T Butts Jr, the mayor of Inglewood, Hollywood Park, which includes the YouTube Theatre with a capacity of 6,000, adjacent to the SoFi stadium, is considered the top sports facility globally. The stadium has an estimated cost of approximately £2.3 billion.
A potential new stadium has the potential to rejuvenate the surrounding area.
Andy Cole, a former striker for Manchester United, believes that the project symbolises the highest level of excellence and is something that the club should strive to replicate in Manchester.

Redeveloping Old Trafford is projected to require an investment of between £1 billion to £1.2 billion, which is roughly half the cost of constructing a new stadium. However, due to the intricate nature of restoring a structure built in 1910, it is anticipated that the redevelopment process may exceed six years in duration.
Additionally, this would result in a significant decrease in matchday income due to the necessity of playing at a reduced capacity of 40,000 to 50,000, down from the previous capacity of 74,000. Consequently, tens of thousands of supporters would be unable to go and see their club.
United might perhaps remain at Old Trafford throughout the construction of a new stadium on the adjacent land. However, there are no known suitable alternative venues for the team to play in the event that the current stadium is renovated.
The stadium task committee is believed to have been closely considering the aesthetic aspects of any potential new construction, ensuring that it aligns with the club’s legacy, history, and overall spirit. Approximately 30,000 fans have been polled thus far, and there is a division of opinion regarding whether to renovate the existing stadium or construct a new one. However, the majority of enquiries have focused on the fans’ desires for the future stadium.
Over the past five years, United has acquired additional property surrounding Old Trafford and is estimated to possess roughly 100 acres in total. This area is currently not being fully utilised and has the potential to be transformed for various purposes such as housing, leisure, commerce, and education. This transformation might attract investment, create job opportunities, and lead to environmental enhancements.

The Hollywood Park project was financed by the American billionaire Stan Kroenke, whose wife Ann is the offspring of James Walton, co-founder of Walmart and a member of one of the wealthiest families in the United States.
It is uncertain whether Ratcliffe or the Glazers would use their personal wealth to support the United project, although Ratcliffe has already spent £235 million. However, alternative options for private funding are currently being considered.
The club officials firmly assert that they are not seeking government assistance. However, there is a belief, supported by Burnham, that there may be possibilities for collaborations between the public and private sectors. Such partnerships could bring substantial advantages to the community, particularly in terms of improving transportation infrastructure, amenities, and creating housing that caters to various income levels.
Ratcliffe had a meeting with Sir Keir Starmer at Old Trafford in May, shortly before he assumed the position of Prime Minister. It is believed that Ratcliffe is willing to discuss government assistance for expanding transport connections.
